First-Time Operator Achieves £2m+ Profit on 48-Bed Care Home

Overview

A new entrant to the healthcare sector sought to acquire and redevelop an empty former care home into a 48-bed dementia service. With no prior experience in operating care homes and an initial business plan that did not meet lender requirements, the project required structured intervention to progress.

We conducted a full review and complete rewrite of the business plan, ensuring it was aligned with lender expectations and reflected a viable, deliverable model. This included detailed financial forecasting, occupancy assumptions, staffing structures, and a clear operational pathway to registration and compliance.

The strengthened plan enabled the client to secure funding at the required valuation. The property was then reconfigured to meet modern care standards, including the addition of en-suite facilities appropriate for a dementia-focused service.


Outcome

The home was successfully developed, opened, and operated as a 48-bed elderly dementia care service. After a period of trading, the operator decided to exit the sector and brought the home to market.

From acquisition through to sale, the full project cycle was completed within approximately 24 months. The business ultimately sold, delivering a realised profit in excess of £2 million after all costs.
